Beaver Lake Escape Vacation Rental Agreement

This Vacation Rental Agreement ("Agreement") is entered into between Beaver Lake Escape LLC ("Owner") and the individual making the reservation ("Guest").


1. Guest Requirements

  • The Primary Guest must be at least 21 years of age.
  • The Primary Guest must occupy the property during the entire stay and is responsible for all members of the party and visitors.
  • Maximum overnight occupancy is 11 guests.
  • Only registered guests are permitted to stay overnight.

2. No Parties or Events

Beaver Lake Escape is a family-friendly home located in a quiet residential neighborhood. Parties, events, and disruptive gatherings are strictly prohibited.

  • Violation may result in immediate termination of the stay without refund.
  • Day visitors are limited to 2 additional guests unless approved in writing by the Owner.
  • Total occupancy may never exceed 11 persons.

3. Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Guests agree to respect neighboring properties and maintain reasonable noise levels.

4. Exterior Security Cameras

  • Exterior security cameras monitor the front entrance, driveway, and exterior areas only.
  • No cameras are located inside the home or in private outdoor spaces.
  • Tampering with security devices is prohibited.

5. Smoking, Fireworks & Illegal Activities

Smoking, vaping, marijuana, illegal drugs, fireworks, and unlawful activities are strictly prohibited anywhere on the property.

  • Violation may result in additional cleaning fees.
  • Guests may be charged for damages.
  • The reservation may be terminated immediately without refund.

6. Pets

  • Dogs only, with prior approval.
  • Maximum of 2 dogs per stay.
  • Pet fee: $100 per dog, per stay.
  • Pets are not permitted on beds or furniture.
  • Guests must clean up after their pets.
  • Guests are responsible for pet-related damages.
  • Undisclosed pets may result in additional charges and termination of the reservation.

7. Damage Responsibility

A valid payment method is required for all reservations.

The Guest agrees to be financially responsible for:

  • Damage to the home or its contents.
  • Missing items.
  • Excessive cleaning.
  • Smoking remediation.
  • Damage caused by guests, visitors, or pets.
  • Additional trash removal.
  • Violations of house rules.
  • Unauthorized guests or gatherings.

The Owner reserves the right to charge reasonable amounts necessary to restore the property to its pre-arrival condition.

8. Check-In & Check-Out

  • Check-in begins at 3:00 PM.
  • Check-out is 11:00 AM.
  • Early check-in and late check-out require prior approval.
  • Late departures that interfere with cleaning or incoming reservations may incur additional charges.

9. Parking

  • Parking is limited to designated areas only.
  • Boat and trailer parking are permitted in designated areas.
  • Guests may not block neighboring driveways or roads.

10. Property Amenities & Assumption of Risk

Guest acknowledges that use of the property, decks, stairs, outdoor areas, nearby lake access, paddleboards, kayaks, life jackets, and recreational activities involves inherent risks.

Guest assumes all associated risks and agrees to supervise children and all members of the party.

Beaver Lake Escape LLC and its owners shall not be liable for accidents, injuries, illness, theft, or loss of personal property except as required by law.

11. Property Care & Departure

Guests agree to:

  • Place all trash in designated bins.
  • Start the dishwasher before departure.
  • Secure all doors and windows.
  • Report any damages or maintenance issues promptly.
  • Leave the property in a reasonably clean condition.

12. Force Majeure

The Owner shall not be liable for events beyond its control, including severe weather, utility outages, internet interruptions, natural disasters, governmental actions, or other circumstances affecting the property or the Guest's stay.

13. Chargebacks

Guest agrees to notify the Owner of any concerns and provide a reasonable opportunity to resolve issues before initiating a chargeback or credit card dispute.

14. Cancellation Policy

The cancellation policy selected at the time of booking shall govern the reservation.

15. Indemnification

Guest agrees to indemnify and hold harmless Beaver Lake Escape LLC, its owners, employees, agents, and representatives from any claims, losses, damages, expenses, or liabilities arising from Guest occupancy or use of the property.

16. Governing Law

This Agreement shall be governed by the laws of the State of Arkansas. Any disputes shall be brought exclusively in the courts of Benton County, Arkansas.

17. Acceptance

By booking the property, signing electronically, or occupying the premises, the Guest acknowledges that they have read, understood, and agree to abide by the terms of this Agreement.
